Tóm tắt: Bài viết phân tích cơ sở lý luận, pháp lý và thực tiễn của việc đổi mới giảng
dạy hai học phần trọng tâm trong chương trình đào tạo luật – Luật Đất đai và Pháp luật Kinh
doanh bất động sản – trong bối cảnh chuyển đổi số quốc gia. Bài viết nhận diện các hạn chế
chủ yếu như: chương trình chậm cập nhật, thiếu học liệu số, phương pháp dạy học còn nặng

truyền thụ, kỹ năng công nghệ của giảng viên và sinh viên chưa đồng đều. Từ đó, bài viết đề
xuất hệ thống giải pháp toàn diện về chương trình, phương pháp, học liệu, đội ngũ và cơ chế
liên kết thực tiễn; đồng thời kiến nghị khung triển khai đổi mới trong ba giai đoạn 2025–2027.
Kết quả nghiên cứu góp phần định hướng đổi mới đào tạo luật tại Việt Nam, hướng tới nền
giáo dục pháp lý hiện đại, gắn kết với thực tiễn và thích ứng với chuyển đổi số.

INNOVATING THE TEACHING OF LAND LAW AND REAL ESTATE

BUSINESS LAW COURSES IN THE DIGITAL ENVIRONMENT: ISSUES AND
SOLUTIONS

Abstract: This article examines the theoretical, legal, and practical foundations for
innovating the teaching of two core modules in the law training curriculum—Land Law and
Real Estate Business Law—in the context of Vietnam's national digital transformation. It
identifies the primary limitations, including curricula that have not been promptly updated, a

shortage of digital learning materials, teaching methods that remain predominantly lecture-
based, and inconsistent technological proficiency among lecturers and students. Drawing on
these insights, the article proposes a comprehensive set of solutions encompassing curriculum
reform, pedagogical approaches, learning resources, faculty development, and mechanisms for
strengthening practical linkages. It further recommends a phased implementation framework
for innovation spanning 2025–2027. The findings of this study contribute to guiding the reform

of legal education in Vietnam toward a modern, practice-oriented legal education system that
is fully adaptable to digital transformation.
